How Schedule C income is read

Lenders generally start from your reported net profit, then add back non-cash deductions like depreciation and depletion, add the business-use-of-home deduction, include the depreciation portion of your business mileage, and subtract non-deductible meals. One-time income is removed; one-time losses can be added back with documentation. Because it’s a single year, expect an underwriter to also look at the prior year and the trend between them.
